We had the good fortune of connecting with Sergey Pavlov and we’ve shared our conversation below.

Hi Sergey, we’d love to hear more about how you thought about starting your own business?
My decision to start my own business came from a combination of experience, vision, and a deep desire to build something meaningful from the ground up. Having worked for many years in construction and architectural design across several countries, I saw firsthand how fragmented the building process can be for clients—especially when design, permits, project management, and execution are handled by disconnected teams. I wanted to change that.

I envisioned a turnkey solution—a company that would not only offer high-quality construction but also take full responsibility from concept to completion. This meant combining my expertise in architectural design, my hands-on construction background, and my leadership skills into one integrated service. My goal was to make the process easier, faster, more transparent, and more innovative for homeowners, developers, and investors.

I also saw an opportunity to bring modern, energy-efficient, and affordable construction methods—like Cold-Formed Steel framing and prefabrication—into mainstream residential markets. With housing costs rising and labor shortages impacting timelines, I knew there was a smarter, more scalable way to build. That belief pushed me to establish Atlanta Turnkey Construction and later expand into Modern Design Studio and international prefab ventures.

At the heart of it, starting my business was about solving problems I had witnessed for years—and creating a brand built on trust, innovation, and long-term value.

Can you give our readers an introduction to your business? Maybe you can share a bit about what you do and what sets you apart from others?
I’m the founder of Atlanta Turnkey Construction and Modern Design Studio, two companies that work hand-in-hand to provide fully integrated architectural design and construction services. We specialize in residential remodeling, new construction, and prefabricated light steel framing (CFS/LSF) solutions—offering clients a one-stop shop from design and engineering to project completion.

What sets us apart is our turnkey approach. Many companies are either design-focused or construction-focused. We combine both. We design with construction in mind, and we build with a deep understanding of how great design adds long-term value. Whether it’s a kitchen remodel in Roswell, a full house flip in Buckhead, or a mountain home built with prefabricated steel, our process is tailored, transparent, and driven by smart solutions.

I’m most proud of the fact that we’ve built trust in a notoriously challenging industry. Clients come to us not just for quality work, but because they feel heard, understood, and guided. We’ve developed a strong local presence, and now we’re preparing to take that same energy to international markets like New Zealand, Australia—and possibly Canada—by offering fast, energy-efficient housing solutions using light steel framing technology.

But the road wasn’t easy. When I arrived in the U.S., I had to start over. Even with 20+ years of experience in construction and design overseas, I had to rebuild my network, learn the regulations, and re-prove myself from the ground up. I worked on jobsites, took certifications, built a client base one project at a time, and kept reinvesting in better systems, better tools, and better people.

The biggest lesson I’ve learned is that adaptability is everything. Markets change. Costs rise. Clients evolve. You have to innovate constantly—whether that means switching from wood to steel, going digital with design, or training your team to take more ownership. You can’t get stuck doing what worked five years ago.

What I want the world to know about me and my brand is simple: We are builders of trust, not just buildings. We believe in honesty, innovation, and creating real value—spaces that improve lives, businesses that support families, and ideas that scale sustainably. This is more than a business. It’s a vision I’ve carried across countries, languages, and challenges—and I’m just getting started.

Any places to eat or things to do that you can share with our readers? If they have a friend visiting town, what are some spots they could take them to?
If my best friend was visiting Atlanta, I’d make sure they experienced a little bit of everything—culture, food, nature, design, and energy. Here’s how I’d lay out the week:

Day 1 – Welcome to Atlanta: Skyline & Steaks
Lunch: Start off with brunch at Buttermilk Kitchen in Buckhead—Southern food done right.
Afternoon: Walk the Atlanta BeltLine to take in street art, parks, and some people-watching.
Evening: Head to STK Atlanta for dinner—modern vibe, great steaks, and the energy of Midtown.
Nightcap: Rooftop drinks at 9 Mile Station on top of Ponce City Market.

Day 2 – Design & Architecture Tour
Morning: Private tour of some of my favorite projects—custom kitchen remodels and steel-frame builds.
Lunch: Grab tacos at Taqueria del Sol on the Westside.
Afternoon: Visit the High Museum of Art—especially for lovers of architecture and interior design.
Evening: Dinner at Aria in Buckhead—chic, understated, unforgettable.

Day 3 – Nature & North Georgia
Day Trip: Head to the North Georgia mountains—Hiking at Amicalola Falls, exploring Ellijay or Blue Ridge, and scouting land for new house designs (always working!).
Lunch: Picnic with views or barbecue from a local smokehouse.
Dinner: Back in Atlanta, relax with live jazz and dinner at The Garden Room at St. Regis.

Day 4 – History & Hidden Gems
Morning: Civil Rights Museum + MLK Jr. Historic Site—powerful, important, grounding.
Afternoon: Vintage shopping in Little Five Points + coffee at Aurora Coffee.
Evening: Dinner at Two Urban Licks—funky, fiery, fun.

Day 5 – Work Meets Passion
Morning: Stop by my Roswell showroom (Kitchen, Bath & Closet)—show off the creative space we’ve built.
Lunch: Walk through Historic Roswell and eat at Table & Main.
Evening: Sunset stroll and wine tasting at City Winery.

Day 6 – Pure Relaxation
Morning: Spa day at The Waldorf Astoria Atlanta Buckhead
Afternoon: Chill by the pool or catch a movie at IPIC Theater
Evening: Dinner at Ecco Midtown + cocktails at Red Phone Booth (if they love speakeasies)

Day 7 – Southern Farewell
Brunch: South City Kitchen—fried green tomatoes + shrimp and grits
Afternoon: Shopping spree at Ponce City Market or Avalon in Alpharetta
Evening: Final dinner at Bones Restaurant—Atlanta classic.
Night: One last toast at Johnny’s Hideaway for old-school fun and dancing.

Atlanta’s a city with layers—historic and modern, grounded and forward-thinking—and I love showing people all sides of it. Especially the places where design, community, and good food meet.

Who else deserves some credit and recognition?
Absolutely—no journey is ever truly solo, and I owe a lot to the people and experiences that shaped me.

First, I want to dedicate my shoutout to my family, especially my children. Their love and belief in me have been a constant source of motivation. Every long day, every difficult decision—it’s always been about building something meaningful for them and showing them that with hard work, vision, and resilience, anything is possible.

I also want to recognize the craftsmen and construction professionals I’ve worked alongside over the years, from Russia to the UAE to the United States. These are the people who taught me the real-world skills, the discipline, and the respect for the trade that no school or textbook could offer.

A special mention goes to my mentors and business partners who challenged me to think bigger, streamline my systems, and push into new markets like light steel framing and prefab housing. Their guidance helped turn my ideas into scalable, innovative ventures.

And lastly, I’d credit the book “The E-Myth Revisited” by Michael Gerber—a powerful reminder that success in business isn’t just about working hard, but about building systems, thinking like an entrepreneur, and creating something that can grow beyond yourself.
