We had the good fortune of connecting with Chaz Coggins and we’ve shared our conversation below.
Hi Chaz, what habits do you feel play an important role in your life?
What habits do you feel helped you succeed? -One of the many habits that has made me successful is the discipline of waking up at 4:30 in the morning. I use this time to tackle personal projects. I plan my day and hit the gym. Physical fitness in the morning gives me the energy and mental clarity I need to approach my day with confidence. After working out, I listen to an Audible book, typically about self-improvement. Then lastly but not least I voice memo a list of things that I am currently grateful for and write down goals that I aspire to see come to fruition. Self-discipline and honest self-reflection have been two of the greatest habits that have made me into the person I am today and continue to shape me into the person I aspire to become. What’s one piece of conventional advice that you disagree with? -One piece of conventional advice that I disagree with is that, your plan has to be completely figured out before you take action. I agree with having a plan in life and having a clear picture for your goals and how you plan to accomplish them. I disagree with the idea that you will be able to plan for everything. There are so many uncertainties in life, so many things we never see coming. We have to take intentional and purposeful action in the moment and trust the process. The mindset of thinking that all or even most things in life need to be figured out first can paralyze us from ever moving in the right direction. Yes, have a plan…and then jump! You have to move. Don’t let fear stop you. Let it motivate you. What if ____ happens and I make a mistake? Guess what, you will make a mistake. You will make many, but you will learn in the process. Don’t be afraid of making mistakes. Be afraid of not learning and not growing.
Alright, so for those in our community who might not be familiar with your business, can you tell us more?
-“People don’t care how much you know until they know how much you care”–Theodore Roosevelt. I absolutely love this quote because it is very applicable to both of my careers–Real Estate and Nursing. Real estate is all about relationships. I believe as Realtors we have to be very conscious of the fact that whether buying a home, selling one, or investing, this is by far the largest purchase that people make in their lives. There will always be emotions tied to this decision. What sets me apart is the caring aspect. I would never want a client to feel as though their home purchase is just transactional to me. It is so much greater. The way to make sure a client never feels that way is putting their needs and wants ahead of yours. Always having your clients’ best interest at the forefront of your mind. This process should be done with a great level of professionalism, care, and concern.
Let’s say your best friend was visiting the area and you wanted to show them the best time ever. Where would you take them? Give us a little itinerary – say it was a week long trip, where would you eat, drink, visit, hang out, etc.
Favorite Spots in the City -Atlanta is such an enriching city full of history, beauty, adventure, good food, and music. If my best friend was in town I would want them to experience all of what I love about this phenomenal city. My best friend and I would go to Piedmont Park we would people watch and enjoy the outdoors. We would grab our skates and see the beautiful amber-colored leaves by the Silver Comet Trail. We’d talk about what’s going on in our lives now and the future goals we aim to reach. Some of the places I’d take them to is Taverna Plaka on Tuesday nights. This place has the best Latin dancing in all of Atlanta. We would take a dance class at one of the best Hip Hop Dance Studios in Atlanta, Dance 411, and laugh about how no matter how hard we tried we couldn’t get a certain move that a 12-year-old kid was crushing. We’d remind ourselves that the goal isn’t to be perfect, but rather to enjoy the moment, try new things, and continually challenge ourselves. For great drinks and a breathtaking view at night we would go to Six Feet Under in Westside where you can see the beautiful Atlanta Sky Line. We would talk about the importance of activism and how we hope the world continues to shift their mindset about how people are viewed. We would have to stop by the Painted Duck for some great appetizers and friendly competition. There you can enjoy long-shot basketball, soccer pool, a live band, and the best Whiskey Sour in town. We both appreciate theatre and would go to the Fox to watch Hamilton and be amazed by the arts and storytelling. We’d drink coke at the Coke Factory. Afterwards, they would come with me to get the best Veggie burger in town from the Slutty Vegan. I would take them to do the Civil Rights Museum where we would discuss how far the country has come and where we hope to see it progress.
Shoutout is all about shouting out others who you feel deserve additional recognition and exposure. Who would you like to shoutout?
There have been multiple people and also an amazing book that played a huge role in my success last year. The book is Outliers by Malcolm Gladwell. He is simply the GOAT as it relates to authors. He challenges traditional thinking and the pull-yourself-up-by-your-bootstraps mentality. There is no such thing as self-made people. There are situations, circumstances, and opportunities that get afforded to us, most of which we just happen to be the lucky recipient of. With hard work we are able to accomplish some great feats, but without opportunities, we would never be able to accomplish those feats. Most people don’t and won’t get the opportunities that I’ve been blessed with because of systems set in place to limit their potential. Nick Sadoti: he is my financial advisor and works for Northwestern Mutual. I decided in April 2020 that I would focus more on travel nursing than real estate only for the year of 2020 for two reasons. 1. Being an ICU nurse, I want to tell the story to my future kids that I wasn’t afraid to answer the call when the world was holding their breath to see how COVID would turn out. In April of 2020 me and another friend chose to answer the call and go to New York where the entire world was watching New Yorkers and how COVID was ravishing communities there. I was able to serve the sick, whether that meant celebrating with them as they left the hospital after being intubated for two months or holding their hands as they took their last breath. 2. The income potential of travel nursing during the height of the pandemic. Nick was an inspiration constantly reminding me of my goal of becoming debt free and to be brave to help the patients that needed me. I owe a great deal of my financial success to Nick and the frequent conversations we would have about money, impact, and purpose. In 2020 I was able to pay off all of my student loans (consisting of $65,000), I paid my car off, and I made enough for a down payment on a home. I became completely debt free. Stacy Stubbs: she is a God send. She is a Realtor and an Assistant Team Leader. She has been with Keller Willams since 2013 and is the mom in the office to everyone. She is there whether it’s late on a Saturday night and answering my question about a contract I’m preparing for a client, or early in the morning holding classes for agents. She always makes herself available to people, and I just hope she realizes how valuable she is to everyone in the Keller Williams Atlanta Perimeter Office. Diamond Blackmon is an Associate Broker at Keller Williams and has been my real estate mentor. She is highly successful and is never selfish with sharing the knowledge she has learned over the years with me or anyone. She has the perfect balance of educating you and also encouraging people to educate themselves to continually do the work of self mastery.
